Floor Cracks
Floor cracks are very common and are usually caused by the normal industry construction methods.
The main causes of floor cracks are;- Incorrectly engineered floor slabs
- Incorrectly constructed floor slabs
- Engineering designs not being followed
- Incorrect compaction of the sub floor
- Faulty Plumbing services
- Inadequate Stormwater removal from the property
- Incorrect installation of the floor tiles
Most concrete floor slabs will have some form of cracking which are caused by normal curing of the slab and minor settlement movement in the foundations of the property.
These types of cracks are usually less than one millimetre in thickness. These cracks can span across large areas of the floor slab and may originate from any of the floors corners, as the corners of the slab are the floors weakest point.
Floor cracks which should be monitored or investigated by an Engineer are;
- Cracks which form shapes or straight lines in floor areas
- Cracks which are greater than 1mm in thickness
- Cracks that have any evidence of moisture penetration
- Cracks that continue to grow at an accelerated rate
