Firstly, if you are concerned only with assessing the structural integrity of your prospective home, we can perform a Pre-Purchase Structural Report. As the name suggests, this report covers only those items pertaining to the home's structure; that is, the footings and floors, walls (both internal and external), roof structure (roof frame is entered if safe access is provided), the ceilings and cetain external elements such as patios, pergolas and retaining walls. If you are buying a home to renovate or are comfortable examining non-structural items on your own, this report provides a highly useful and concise summary of a home's current structural state.
If you are after something slightly more comprehensive, or are after greater detail in your report, a Pre-Purchase Building Report is a better fit. This report covers all the above mentioned structural elements but extends on to also examine the following items; plumbing & electrical installations (visual checks only), white ant damage (visual check only), roof cover, doors, windows, cabinets, gutter & downpipes and all major maintenance items. Simply, a BSP Pre-Purchase Building Report represents a near total building audit of your new home.
Commissioning a Pre-Purchase Report, either Structural or Full Building, will ensure the property that you are purchasing will have no hidden structural defects or maintenance items that will be costly if not exposed prior to the settlement of the home. Although small structural defects may not be posing immediate problems to the home they can prove costly when the home is on sold to another party and these problems are found and reported by their Construction Consultant.
All reports are done in accordance with the current Australian Building Codes and Standards, and are carried out by a Registered Builder or Structural Engineer.
