Wall Cracks
Most wall cracks are caused by normal settlement movement in the home and are of no structural concern.
Settlement cracks are caused by very minor movement in the property's foundations. This settlement can be caused by incorrect stormwater drainage, soil types such as clay and construction on neighbouring properties causing vibrations.
Settlement cracks usually appear over the heads of window and door frames and are usually less than 0.5mm in width. Settlement cracks will occur in most properties throughout its life and with correct maintenance these cracks are never an issue.
Structural wall cracks are completely different to settlement cracks and are usually identified simply by their size. Structural crack can be caused by the undermining of the concrete footings and slab of the property, incorrect roof framing and accidental damage.
Structural cracks are usually a lot longer in length and can span from floor to ceiling. Structural cracks are usually easily viewed due to their larger than normal crack size.
